Concrete & Masonry
Slab on Grade Foundation
- Footings: 12” x 24” steel reinforced footing with minimum 3000 psi concrete.
- Foundation Walls: 2’ x 8” steel reinforced with minimum 3000 psi concrete.
- Slab: 4” of stone w/6mil vapor barrier and 4” of 3500 psi concrete reinforced with steel mesh & control joints
- Insulation: 1” rigid perimeter insulation on inside of exterior foundation walls.
- Termite Treatment: applied on all exterior foundation walls

Structural Framing
- Exterior Walls: 2x6 #2 grade studs spaced 16” on center covered with 7/16” OSB sheathing
- Interior Walls: 2x4 #2 grade studs spaced 16” on center
- Floor System: Open-web eng., TGI, or 2x12 floor joists below 3/4” Advantech subfloor
- Roof: 2x10 or 2x12 roof rafters covered with 5/8” OSB or 1/2” plywood sheathing
- Ceiling Height: 9’ on 1st and 2nd floor. 8’ on third floor.

- Siding: Hardiplank fibercement siding per plan
- Ext Trim:
- 8” aluminum wrapped facia with 8” aluminum wrapped shadow board on gable ends.
- 4” or 6” Hardiplank or Miratec trim around all windows and doors.

- Roofing: 30 yr. architectural shingles with standing seam aluminum accent roofs per plan
- Decking: Duradek decking surface, composite plank decking, or concrete per plan.

- Walls: 1/2” drywall with smooth finish
- Ceilings: 5/8” drywall or 1/2” High Strength Drywall with smooth finish
- Bathrooms: 1/2” Hardibacker or 1/2” Wonder Board in tiled areas with 1/2” moisture resistant “green” board in other areas.
- Party walls and Garages: 5/8” Type X Fire-rated drywall installed per fire code.

- Moisture Barrier: R-Wrap protective house-wrap moisture barrier applied to all exterior walls
- Exterior Walls: R-19 Batt Insulation. Full energy star approved draft stopping applied to all exterior walls.
- Interior Walls: R-11 Sound Batt Insulation on interior walls surrounding Utility Rooms, Powder Rooms, Master Bedrooms & Master Bathrooms.
- Roof & Garage Ceiling: R-30 Batt Insulation installed between rafters and joists.
