Specifications and Standard Finishes

General:

  • Permits: All required permits shall be obtained by Schell Brothers
  • Surveys: Surveying of lot for construction purposes is included in base price
    of house
  • Driveway: 1000 square feet of concrete driveway is included in base price of house
  • Sidewalk: 50 lineal feet of 40” wide concrete front sidewalk is included in base price of house


Concrete& Masonry :
*Unfinished basement options available on some house plans

  • Footings: 10” x 16” steel reinforced footings with minimum 3000 psi concrete
  • Foundation Walls: 4’ x 8” steel reinforced poured concrete with minimum 3000 psi concrete. Foundation walls have a brick form finish and walls are waterproofed on the exterior up to finished grade line.
  • Foundation Piers: 16” x 16” concrete piers on top of 32” x 32” footers with steel reinforcing poured with minimum 3000 psi concrete
  • Concrete Slabs: All concrete slabs to be poured with minimum 3000 psi concrete were applicable.
  • Concrete Steps: Steps on front elevation of home to be concrete poured with minimum 3000 psi concrete.
  • Crawl Space: Interior of all crawl space walls shall be insulated with 2” thick extruded polystyrene foam insulation with one insulated crawl space access door. Conditioned crawl space shall include 3” clean sand fill and reinforced 6–mil poly moisture barrier.
  • Draft Stopping: US Environmental Protection Agency’s (EPA) Energy Star Draft Stopping air sealer installed at the wood framing and concrete wall juncture.
  • Termite Treatment: Applied around all exterior foundation walls.

Structural Framing:

  • Exterior Walls: Exterior walls constructed with 2” x 6” studs spaced 16” on center (2” x 6” lumber is actually 1.5” x 5.5”) with 7/16” OSB sheathing.
  • Interior Walls: Interior walls constructed with 2” x 4” studs spaced 16” on center (2” x 4” lumber is actually 1.5” x 3.5”)
  • Floor System: Floor joists shall be constructed of either 2”x10” lumber spaced according to plan (2” x 10” lumber is actually 1.5” x 9.25”), Wood I Joists (e.g., TJI), or engineered open-web floor trusses per plan.  All sub flooring shall be ¾” tongue and groove Advantech or equivalent.
  • Roof System: Engineered attic roof trusses for light storage capabilities with pull-down stair attic access where applicable per plan. If basement option is chosen, traditional roof trusses shall be used.
  • Termite Protection: Galvanized termite shield and neoprene air sealer shall be installed at the junction of all exterior foundation walls.
  • Interior Stairs: Carpeted pine tread and riser “box” style stairs shall be installed standard in all homes. Stair upgrades available.

Insulation & Draftstopping

  • Moisture Barrier: R-Wrap protective house-wrap moisture barrier applied to all exterior walls
  • Exterior Walls: Blown-in-blanket insulation installed on all exterior walls (where possible) yielding an energy efficient rating of R-22. Full energy star approved draft stopping applied to all exterior walls
  • Interior Walls: R-11 Sound Batt Insulation on interior walls surrounding Utility Rooms, Powder Rooms, Master Bedrooms & Master Bathrooms
  • Garage Walls & Ceiling: R-11 Batt insulation in exterior garage walls. R-30 Batt insulation installed in garage ceilings that have finished floors above, R-19 Batt insulation for all others.
  • Attic Areas: R-30 blown-in-blanket insulation installed in flat ceilings (where possible). R-30 Batt insulation installed in all sloped attic ceilings and floors. 24” baffles installed between roof rafters as required.

Drywall

  • Walls: 1⁄2” gypsum drywall installed on all interior walls except as noted below.
  • Ceilings: 1⁄2” High Strength Drywall installed on all living space ceilings as required
  • Bathrooms: 1⁄2” Hardibacker or equivalent in tiled areas with 1⁄2” moisture resistant “green” board in other areas
  • Garages: 5/8” Type X Fire-rated drywall installed per fire code installed in garage/house common walls

Exterior Finishes:

  • Siding: HardiPlank Fiber Cement siding in ColorPlus (now standard!)
  • Exterior Trim: 8” aluminum wrapped fascia, white vinyl outside corner trim, white vinyl vented and non-vented soffits as required, vinyl shutters per front elevation plan. Doors and windows without shutters on front, sides and rear of the house shall receive 5” white vinyl lineal.
  • Roofing: 15 LB. felt underlayment installed over roof sheathing. 30 year architectural shingles. White aluminum drip       edge. Roll type ridge vent with hip and ridge shingles. Flashing around chimney and all rooftop penetrations.
  • Gutters: White aluminum 5” K-style gutters with 2” x 3” downspouts and fiberglass splash blocks
  • Railings: Aluminum reinforced vinyl railing per plan
  • Columns: Permacast or fiberglass columns with base and cap installed per plan
  • Windows: Andersen 200 Series Tilt–Wash double hung windows or casement windows with Low E glass per plan. For odd sized windows not available in Anderson 200 Series, MW Windows shall be used.
  • Front Door and French Doors: Therma-Tru
  • Sliding Doors: Andersen Narrowline
  • Garage Doors: Insulated garage door(s) sized per plan manufactured by Overhead Door Company with electric garage door opener for push button operation. Remote control included.

Cabinets & Countertops - Upgrades Available

  • Cabinets: Wellborn Essex Maple or Essex Oak in standard finishes
  • Cabinet Hardware: Comes standard with cabinets
  • Kitchen Countertops: Granite in Tier 1 colors and standard edges
  • Vanity Tops: Bertch Oasis Cultured Marble with integral sinks in solid or marble colors

HVAC

  • Energy Star: Schell Brothers is an Energy Star partner. All Schell Brothers homes are built to Energy Star Standards
  • HVAC Zones: One or two zone HVAC system depending on size of home. A third zone HVAC system is available as an upgrade whenever the basement option is chosen. Basement options are not available for all house plans.
  • Thermostats: Digital thermostats in all zones
  • A/C Unit: 13 SEER high-efficiency Amana or equivalent A/C units. Sized according to Model Energy Code check
  • Furnace: 90+ Efficiency Propane Gas Furnaces in primary zone with electric heat pumps in secondary zones

Plumbing - Upgrades Available

  • Pedestal Sink (Powder Rooms Only):  TBD by Plumber & Schell Brothers
  • Tub/Shower Combo Units: Lasco 60” fiberglass–reinforced polyester Tub/Shower Combo or equivalent
  • Master Bath Shower: Fully tiled floor and walls in standard tile.
  • Master Bath Shower Door: Alumax 791 or equivalent bypass or pivot door, depending upon size of shower with polished chrome trim.
  • Master Bath Tub: Lasco Soaker tubs or equivalent sized according to plan
  • Toilets: White elongated toilets in all areas
  • Water Heater: Noritz tankless water heater N–063S
  • Outside Hose Bibs: Two hose bibs, with location predetermined and located on plans
